The project
The building itself is situated within the rear of an occupied development that provides business space in the form of small units and studio spaces. The site is also adjacent to a live railway line and this commercial build spans over 41,000 square feet.
The brief
The project developed studios 1 and 5, improved accessibility, rationalised the existing car park, enhanced the visual coherence of the site campus, and provided modern facilities for cyclists and electric vehicles. The Studio 5 building features a landmark 1,066 sq ft rooftop terrace for staff and guests and with flexible floorplates for occupier fit-out. Achieving an overall net gross efficiency of 88% for the building as a whole, Studio 5 achieved a BREEAM Outstanding rating through monitoring and ensuring low embodied carbon, in line with Akoya ESG targets for whole life carbon, embodied carbon, and operational energy intensity.
The amenity pavilion serves the whole of the Power Road Studios campus and included cycle storage for 56 cycles, with 2-tier stands, lockers for folding bikes, nine shower rooms, plus an additional disabled changing area with a WC and shower. The building was clad with modern vertical timber slats and has a green roof. To maintain the overall appearance of the site, the team undertook a landscaping package of 18 soft planting bays. In addition, the team also constructed a new substation and ran new power, water, telecoms, and drainage routes, all while maintaining access to the existing car park.
